Cash Build Advantage
When the six-month construction timeline begins, what Keys in Hand means, and the events that may extend it.
Last updated 1 October 2026
The Barndos Direct Cash to Keys Program is designed to provide qualifying cash-build customers with a streamlined construction process and a clear construction timeline.
For qualifying projects, Barndos Direct schedules the home around a six-month construction timeline from Concrete Start to Keys in Hand, subject to the terms and conditions below.
The Cash to Keys timeline is available only on projects specifically accepted by Barndos Direct into the Cash to Keys Program.
Project eligibility may depend on location, size, design, complexity, site conditions, material selections, availability of funds, construction access, permitting requirements, and other project-specific considerations.
Acceptance into the program must be confirmed by Barndos Direct.
The six-month construction timeline begins on the project’s official Concrete Start Date.
Concrete Start Date means the date the first structural concrete is placed for the home’s foundation system, including footings, foundation walls, slab, or other structural foundation concrete applicable to the project.
The six-month period does not begin at the initial consultation, blueprint design meeting, contract signing, deposit, land preparation, permitting, or other preconstruction activity.
Before Concrete Start, required preconstruction items must be sufficiently complete to allow construction to proceed. These may include final approved blueprints, permits, customer selections, site preparation, construction access, utilities or temporary utilities where required, and required project funds.
Customers are not required to come to Barndos Direct with completed blueprints.
Barndos Direct can provide custom blueprint design as part of the preconstruction process.
Blueprint design, revisions, engineering, permitting, governmental review, site preparation, and other preconstruction activities take place before the six-month Cash to Keys construction timeline begins.
For purposes of the Cash to Keys Program, Keys in Hand / Substantial Completion means the contracted home is substantially complete and suitable for its intended residential use and any governmental approval required for lawful occupancy has been obtained, when applicable.
Minor cosmetic items, punch-list work, warranty work, adjustments, or corrections that do not materially prevent normal occupancy do not prevent the project from reaching Substantial Completion.
The Cash to Keys timeline may be extended when construction is delayed by circumstances outside Barndos Direct’s reasonable control.
These circumstances may include:
Barndos Direct coordinates multiple subcontractors and trades throughout construction.
If a subcontractor or trade experiences an unexpected delay outside Barndos Direct’s reasonable control despite reasonable scheduling, communication, and coordination efforts, the Cash to Keys timeline may be adjusted to reflect the resulting delay and any reasonable time necessary to resequence work or remobilize affected trades.
Routine scheduling problems, failure by Barndos Direct to timely schedule a trade, or delays caused by Barndos Direct’s failure to perform its own contractual responsibilities are not automatically considered excusable delays.
Customer-requested changes made after construction begins may affect both project cost and the Cash to Keys timeline.
When reasonably possible, change orders will identify any anticipated schedule impact associated with the requested change.
The completion timeline may be extended by the amount of time reasonably required to obtain revised plans, permits, materials, pricing, labor, inspections, or trade availability resulting from the change.
When Barndos Direct becomes aware of a material event that is expected to affect the Cash to Keys timeline, the company may document the delay and communicate the anticipated schedule impact to the customer.
The projected completion date may be adjusted by the number of days reasonably attributable to the delay, together with reasonable time required to resequence construction, remobilize trades, receive materials, or resume affected work.
For qualifying Cash to Keys projects, the construction agreement or project documentation may identify:
Any approved or documented timeline adjustments occurring during construction will be reflected in the project’s updated construction schedule.
The 6 Months. Cash to Keys. program represents Barndos Direct’s planned construction timeline for qualifying projects from Concrete Start through Keys in Hand.
It is not an unconditional commitment that completion will occur within six calendar months regardless of customer changes, weather, permitting, inspections, utilities, site conditions, material availability, trade availability, force majeure events, or other circumstances outside Barndos Direct’s reasonable control.
The customer’s construction agreement, approved change orders, project schedule, and Cash to Keys Terms collectively govern the construction timeline.
