Scope of Services: BarndosDirect specializes in providing construction services up to the completion of the building shell. Our scope of work includes pouring the slab, finishing all exterior elements, including doors and windows, and framing interior windows.

Exclusions: Please be aware that our pricing does not encompass certain aspects of construction, including but not limited to electrical work, plumbing, and interior finishing. Clients are responsible for separately contracting and coordinating these additional services.

Interior Finishing: The interior finishing of the building, including drywall, flooring, paint, and other interior elements, is not included in the pricing provided by BarndosDirect. Clients are encouraged to engage with specialized contractors for these aspects of construction.

Electrical and Plumbing: Our services do not cover electrical work and plumbing. Clients are responsible for hiring licensed professionals to handle electrical and plumbing installations in compliance with local building codes.

Modifications and Changes: BarndosDirect reserves the right to modify or update the scope of services and pricing at any time. Clients will be informed of any changes during the consultation process or as the project progresses.

By engaging with BarndosDirect, clients acknowledge and agree to the terms of this disclaimer, including the delineation of services covered and exclusions.

Craftsmanship Warranty

Barndos Direct provides a one-year craftsmanship (workmanship) warranty covering the quality of labor and installation performed in the construction of your custom home. This warranty begins on the date a Certificate of Occupancy is issued.

This warranty guarantees that work performed by Barndos Direct meets industry-accepted construction standards, proper building techniques, and sound construction practices. It applies only to workmanship and is separate from any manufacturer warranties on materials or products.

What Is Considered Poor or Faulty Workmanship

For the purposes of this warranty:

Poor or faulty workmanship means labor or installation that fails to meet generally accepted construction standards at the time of construction, including but not limited to:

• Improper installation methods

• Failure to follow applicable building codes

• Incorrect flashing, sealing, framing, alignment, or fastening

• Work performed in a manner that causes premature failure, water intrusion, or functional defects

Workmanship is evaluated based on objective construction standards, not aesthetic preferences or design choices approved by the homeowner.

What This Warranty Covers

During the one-year warranty period, Barndos Direct will repair or correct verified workmanship-related defects, including:

• Installation errors resulting from improper construction methods

• Defects caused by poor or faulty workmanship as defined above

• Necessary repairs to correct the workmanship defect and direct damage caused by it, such as water intrusion resulting from improper installation

All covered repairs will be performed at no cost to the homeowner.

What This Warranty Does Not Cover

This craftsmanship warranty does not cover:

• Defects in materials, appliances, fixtures, or products, which are covered under their respective manufacturer warranties

• Normal wear and tear or routine homeowner maintenance

• Damage caused by misuse, neglect, lack of maintenance, owner modifications, or work performed by third-party contractors

• Damage resulting from weather events, acts of God, or conditions beyond Barndos Direct’s control

Determination of Warranty Responsibility

If an issue arises, Barndos Direct will evaluate whether the condition is the result of faulty workmanship or a manufacturer defect.

• Workmanship issues fall under this craftsmanship warranty and are the responsibility of Barndos Direct.

• Material or product defects fall under the applicable manufacturer’s warranty and are handled by the manufacturer.

When necessary, Barndos Direct may rely on manufacturer documentation, industry standards, building code requirements, and professional inspection to determine responsibility.
